Lots of questions come to mind when you see a house that you love and it reads FORECLOSURE.  Can you purchase a foreclosure and if so, is this a smart investment?   How do I know what to offer or who to go through?  Does the house have a lot of repairs?  Can I offer half price given that it’s a foreclosure?

-investigate the advantages of buying a foreclosure: the home is vacant so you would not have to wait to move in, you could find a remarkable deal in an area you would have not been able to afford before, etc.

-start looking on the internet at the foreclosure listings to get an idea of what’s out there and listing prices

-find an agent experienced in foreclosures

-get your finances in order.  When you find that opportunity you want to pursue you don’t want to then start researching your credit report to then find you have a problem that needs fixed, etc.  If you’re paying cash then get the documentation from the bank showing proof of funds.

-when you do find a house make sure to inspect it carefully and get an inspection done if the seller allows

-check for liens on the house

-be prepared to often deal with more paperwork

-if you really love the house then put in your best offer or you could risk losing the house
