What we need to know for participating in short sales is overwhelming but possible. First things first….we as the realtors need to be educated first! How can we possibly educate the buyer if we are not sure of the process ourselves? As the realtor we should be reading articles, and asking questions from our peers that have the experience with this. Before we start the process with the buyer on these “seemingly long endeavors” we need to make sure they are ready for this journey and they are just as educated. They will have a serious let down once the process starts and come to find out they may have to look for another dream home after waiting 6 months or longer for this house to possibly close. Does your buyer have: time to wait for answers, patience, a place to live in the mean time, have extra cash in the bank and not mind if they miss out on the tax break? If so, then the short sale might be for them.
