The difference in buying a home 2 years ago is drastic from buying today!! My husband and I bought a home a little over 2 years ago in 2008 in Louisiana and the process seem to be simple and effortless. We then  relocated to St Augustine, Florida and found a lease to purchase option..  We are a week away from closing here in Vilano Beach and I’m amazed at all the paperwork and time it has taken to close on our home!

We are communicating daily with emails and phone calls throughout the last few weeks with our bank about applications, verifying income, shopping for homeowners insurance, our appraisal coming in under selling price, closing cost, gathering elevation certificates (which we knew nothing about considering we had never lived in a flood zone) and by the way you need flood insurance by midnight because it is going to expire in the state of Florida until passed by Congress….if we had not been working with Beach Bum Realty and having a top notch agent then we would not be closing on our house next week!!

Paperwork you should be prepared to turn into your mortgage lender are:

-Credit Report (they will run this so they will need your social security number)

-recent pay stubs

-W2 forms

-Federal tax returns

-last 2 months of bank statements

-proof of assets (401k, savings, cds, etc)

This is my third house that we have bought together as a couple and it’s a learning experience EVERYTIME and this time an experience as a buyer and realtor.   I have been through many obstacles in buying this home AND to add to the mix we had been doing a lease to purchase with this house.  Now that I have been through many of these obstacles that you will face let me help you through this process and make it a smoother one for you.  It has been a growing experience and we are looking forward to calling this OUR HOME here at the beach!
