Pacetti North Beach neighborhood is a quaint neighborhood nestled in between the Intracoastal Waterway and beach in the city of St Augustine on Vilano Beach off of A1A. Even though this is a quiet neighborhood you will see many people throughout the day strolling to the beach, going and coming to the Boating Club with all types and sizes of boats or just taking a bike ride. There are no short sales or foreclosures in this neighborhood currently but there are 20 homes listed for sale ranging between $249,000-$1,575,000 with no HOA or CDD fees. If you would rather build your dream home there are 9 lots ranging from $99,000-$199,000. There is a house for everyone depending if you want a cozy 2 bedroom or ocean front property to use as an everyday resident or for your summer beach house. There is great beach access and a small park for the kids with a walk over to the beach.

Pacetti North Beach is 5 minutes from downtown St Augustine, 10 minutes from Ponte Vedra and 30 minutes or less to Jacksonville. The opporunities to be on the beautiful waters of St Augustine are endless! Driving around on a georgeous sunny day and seeing the beautiful boats will capture your attention and make you a salt water lover instantly. Moving here in January of 2010 I would notice this particular sailboat that is stunning sailing across the ocean waters by our house daily and I wanted to be on that boat!! After doing some research I found out that it was the Schooner Freedom and you could be a passenger for a small fee.

My son and I have a passion for sailboats so I was thinking what a memorable experience a ride on the Freedom Schooner would be for his birthday. This past weekend we had the pleasure of being passengers on this beautiful vessel with my entire family for his birthday weekend. Freedom is an authentic replica of a 19th century blockade runner. She is a 72′ double masted topsail schooner that will capture your attention from miles away. The Freedom was the first sailing tour boat to be certified under the Coast Guard here in St Augustine to carry passengers for hire. They offer daysails, evening sails, and ghost tour sails in the evening.

Captain John is very friendly and has been sailing for many years and makes you feel at ease with his staff and will answer any questions you may have about sailing the waters of St Augustine. The houses on the water are phenomenal and the historic arcticheture you can see from the boat are breathtaking.

This is when the residents quickly turned to the leisure life and became engrossed in the activites that were offered such a golfing, yacht racing in the winter, and enjoying the resorts and the golf courses developed around town. There is no other place like St Augustine, “the oldest city,” so please come visit and you will never want to leave!

Having the right real estate working for you as a buyer can not only make buying a home successful but also a positive experience. As someone with experience in buying a home I know it can be a very stressful event in your life but rewarding in the end. The average person will usually buy 4 homes in their life time so you need someone there to guide you and make sure all the right decisions are made.

As a buyer reaching out to a Realtor you should do your homework and know what you want, what you are comfortable spending and what your needs will be in the next 5-10 years. With this information the Realtor can better serve you and lead you into the right direction.

Qualities to look for:

Having market knowledge to help you get the most for your money, especially; when you are buying in an area you are not familiar with. If your agent is not familiar with a certain neighborhood you are interested in they have plenty of tools at their finger tips to help with that information for you. Make sure they are willing to their homework to get the most recent information for you.

Communication is a key ingredient to this process. You want to let your agent know how you would like to communicate so it’s convenient for you! He/she can send you emails as properties come on the market or being reduced that are in your specified criteria so you will not have to be looking every day.

Keeping your goals in mind to ensure you get what you are looking for and not what they want to sell you. It can be frustrating looking at houses and wasting your time viewing homes that are desired.

As a buyer you may not be ready to buy at this moment but want to get a feel for what is on the market. This is where patience can be a key quality in your agent. If you are ready to start the looking process but not ready to actually see the homes you can ask your Realtor to start sending you homes that meet your specifications. Once you get a general idea of what you want and the price range then you can start setting appointments.

Are you moving out of town? You want a Realtor who doesn’t mind previewing homes for you before you come in town so your time can be used more wisely. This is a part of our job and the Realtor should not mind. We can take pictures and send them to you before you come into town and start eliminating and finding your likes and dislikes.

When you are riding with the Realtor or meeting them at the homes make sure your Realtor has a package for you of print outs and the information on the homes you are viewing so you can go back after and discuss. You will most likely see numerous homes and these print outs are a great way to remember each home and rate the homes as you see them. I will make a folder up for my customer and place the homes in the order as we are seeing them and ask you to rate them once we are done viewing the homes. This gives me a better idea of what you really like and dislike so I can refine your search.

Once you find a home that you would like to make an offer on a Realtor can be a great referral source for you in finding the best and reputable mortgage broker, inspectors, title officers, etc.

Buying a home is not always a short process and can take a while so please be honest with your Realtor about your time frame and what your thoughts are on the homes that you have seen. The communication between you and your Realtor will be very important in the buying process. In exchange for your Realtors time he/she expects you to be loyal to them as well. It’s a very time consuming process to find the perfect match for you but that’s what a good Realtor is there for!

I listed our home FSBO (before I become an agent) in Baton Rouge, Louisiana 1 year ago and thought I can do this on my own. I didn’t have the money to lose in commission and seriously how hard could it be. There were other homes for sale by agents in my neighborhood so if they were looking at those why wouldn’t they stop and look at mine. I put it on a FSBO website in Baton Rouge and even spent tons of money running ads in the newspaper. Nothing!! I had not received any phone calls or emails in weeks. So then I tried advertising on Craigslist. Still nothing! I then started holding open houses and then I started to get some interest. People were saying they were interested, and they were ready to buy! I was positive I had sold our house after just a few open houses. No one ever called! I wasted an entire year of doing this and cleaning my house spotless every weekend for an open house and was exhausted and just mentally frustrated.

I was desperate to sell our house because we needed to move to Florida and I had already found the home we wanted to buy, but I needed to sell first. After talking to some friends, they convinced me to list with an agent. They said that I would be pleasantly surprised at the results and everything our agent would do for us. Shortly after we listed with an agent we had consistent showings, phone calls and our realtor did a lot of marketing on our house that we would not have access to. If I would had listed with an agent a year before, that would have paid for her commission but instead I wasted that time and paid a mortgage for a year when it could have already been sold.

There were several things that I would have changed but that was a learning experience and I now know how to treat my customers and how to meet their expectations because I once was the seller. -An agent can weed through those “lookers” who will waste your time and ultimately get your hopes up when they never intended to buy
-An agent networks with other agents who have potential buyers
-An agent is going to know the accurate price to sell
-All the marketing information they have access to!
-There can be a lot of complicated paperwork involved and your agent will understand this and have a working knowledge with these documents
-Wide internet exposure especially if you have an educated internet realtor
-Give advice on home staging if needed
-Help with buyer qualifications when you do find that potential buyer
-Experience with negotiating and counter offering
-Take the time factor out of it for you as a seller. It can cost you several hours a week answering calls and showing your house
-Open houses…instead of you trying to do this have a professional hold these. They know how to ask the right questions to buyers and find the right one for your home. The Realtor will also know your neighborhood information and history of what has sold and when

St Augustine Short Sales

The National Association of Realtors reported that the majority of FSBO end up listing with an agent. Find an agent you feel comfortable with and start doing your homework with them and get your house listed! I had not known exactly what a realtor did for their customers, but now I know and highly recommend listing with an agent as someone who tried to sell by owner. The commission was well worth it!
